What is an EPC?

The Energy Performance Certificate grades the energy efficiency of a property and can be useful to potential buyers. The EPC replaces the HIP (Home Information Pack) which was suspended in May 2010.

You are legally required to have ordered an Energy Performance Certificate (EPC) before your property is marketed.

The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average being 'D'.

Why do I need an EPC?

It is compulsory that all properties for sale have an EPC. Sellers are required to commission, but won’t need to have received, an Energy Performance Certificate before marketing their property.

How do I get my free EPC and how long will it take?

1st Property Lawyers can arrange an EPC for you quickly and easily, all you need to do is contact us by phone or email. Assessing an average sized house is unlikely to take a Domestic Energy Assessor (DEA) longer than an hour. The certificate will then be sent off to be produced and 1st Property Lawyers will forward this to you, typically within 1 week. However, the exact time will vary from property to property.

How long is an EPC valid for?

EPCs are valid for ten years.
