At 1st Property Lawyers we try and help movers by offering a fixed fee conveyancing quote, making it much easier for them to work out a budget for their move.


We don't believe in small print

Small PrintThere’s nothing more annoying than having to trawl through your conveyancing quote, checking the small print for any sneaky additional costs. Not only is it a nuisance, it can also lead to eye strains! So we’re doing our bit for the nation’s eyesight by getting rid of our small print and including all our fees in the conveyancing quote, in nice big print for you to look through without resorting to a magnifying glass!

And, unlike some conveyancers, we’re upfront about all of our costs and conveyancing fees. We promise you won’t see any hidden fees on your conveyancing quote – and that’s not because we’re good at hiding them, there really aren’t any hidden fees!

The conveyancing fee you see on your conveyancing quote will match the amount we take from you once you’re conveyancing process has completed!

Cheap Conveyancing and other myths...

They’re all myths, of course. But, whilst the first two are pretty much harmless (the people who claim to have been savaged by Bigfoot don’t count) the myth of cheap conveyancing can rear its ugly head and bite you where it hurts most – your wallet!

We’ve said it before, and we’re about to say it again – in the conveyancing process, you really do get what you pay for.

So, if your conveyancing fee sounds good to be true…it probably is.

1st Property Lawyers’ advice is to forget the word ""cheap"" altogether and instead focus on VALUE FOR MONEY.

Here are a few things to beware of if you stumble across a firm advertising cheap conveyancing:

• Read the Terms and Conditions CAREFULLY – Many conveyancing firms will draw you in with a promise of cheap conveyancing, but when all their additional costs are added on, you could be in for a nasty surprise!


• Go for value, rather than price – As we’ve said, you get what you pay for. If you’re paying bargain basement prices, don’t expect a 5-star customer experience from your conveyancing firm. Many so-called ""cheap conveyancing firms"" operate like a call centre, and instead of having your own dedicated conveyancing lawyer, you might end up being passed round from pillar to post – increasing stress levels in the process!

• Get a conveyancing QUOTE, NOT an ESTIMATION – We’re always surprised by how many people don’t get a conveyancing quote from their conveyancing firm. A quote should detail a break down of prices specific to your conveyancing transaction, giving you a reasonably accurate idea of what you can expect to pay. An estimate is just that – a guess! This can be subject to change, with the conveyancing firm adding on lots of hidden extras until your ""cheap"" conveyancing estimation becomes a nightmare conveyancing bill.

• Do your research – Ask friends and family or visit money saving expert for advice on which conveyancing firms will take care of you!

And remember, it’s always worth having an expert conveyancer looking after your move, for peace of mind if nothing else.

Watch out - the conveyancing sharks are about!

Of course, including all our costs in the upfront conveyancing quote can often make us appear more expensive than other conveyancing firms. However, if you’re shopping about and getting a range of conveyancing quotes from different property lawyers (always a good idea!) then here a few quick tips for you to consider...


  • Tip 1 - Get a fixed fee!

    Unfortunately, there are a number of conveyancers who will quote you a very cheap price upfront, but add on a load of extra charges throughout the conveyancing process. Make sure you get a conveyancer who offers you a fixed fee from the start, and doesn't hide any additional costs away in the small print!

  • Tip 2 - Know your conveyancer!

    Make sure you get a single, dedicated conveyancer to look after you throughout the moving process. If you're constantly being passed around from person to person then not only will this slow down your move, it'll also make you pretty angry, too!

    Get hold of your conveyancers direct dial number and email address so, if you have any questions, you'll be able to get hold of them straight away.

  • Tip 3 - Choose a conveyancing service to suit you!

    If you work 9-5 or, unusual shift patterns, then it can often be tricky getting hold of your conveyancer when you need them. If they close for lunch, or bang on 5pm then lack of communication could slow down the conveyancing process. Make sure your conveyancer has a service that fits around your needs, rather than the other way around. Some modern conveyancers now offer extended opening hours so, if you've got a query over the weekend or in the evening, you won't spend a sleepless night worrying that you couldn't get hold of your conveyancer.
